Property Summary

This large 3-bedroom mid-terrace period house, built of stone and brick construction circa 1820, is believed to have formed part of one complete detached property and former Coaching Inn. The property comes with three reception rooms, an impressive attic room, two bathrooms, one en-suite shower room, gas central heating, uPVC double glazing and a rear courtyard style garden with a pedestrian right of way leading onto Ship Lane. The large loft room is believed to have been the original servants’ quarters and the original staircase to the servants’ quarters still exists in the property next door.

This impressive property is situated in the centre of Clyst Honiton village with good access to the city centre, M5, A.30 and local shops and schools at Cranbrook. We understand the village is in the catchment area for schools at Cranbrook

Strong interest anticipated and early viewing recommended.

Interesting Information on Clyst Honiton
Interestingly, Clyst Honiton used to be on the original main A30 road from Exeter to Honiton but was bypassed in the 1990s and another bypass to the east of the village now links the new A30 to Cranbrook and the surrounding developments. The Parish is surrounded clockwise from the north by the parishes of Broadclyst, Rockbeare, Aylesbeare, Farringdon and Sowton. Nearby pubs/dining venues include the local village pub The Duke of York, The Black Horse (traditional family pub/restaurant within an easy 10 minute level walk) and the ‘The Jack in The Green’ which boasts two AA Rosettes and numerous accolades from independent critics as one of the best restaurants in Devon. The Oriental Promise is a popular Chinese restaurant with takeaway service just beyond 'The Jack in the Green'.
Clyst Honiton has an active and friendly community, well supported Parish Council, annual village fete' and a park with children's' play area.

We understand that there are proposed plans being considered for a neighbouring residential development with community centre and retail units, and a nearby strip of ground to be transformed into a country park with link to Cranbrook.

Outside
The property comes with landscaped south facing garden frontage providing attractive suntrap seating areas. A rear courtyard style garden provides an enclosed low maintenance area of outside space laid to gravel and decking with a pedestrian right of way leading onto Ship Lane.
